What are home measurement services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total area and the general layout of the home. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services required?

Disputing property taxes

Property tax records often reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A measurement service will secure fair market value for your home. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that correctly reflects market value, we suggest seeking a home measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic to entice potential buyers since they can view the layout and features of the property before and after touring.
